What grading fixes

• Yards that pond. Low spots and flat spots that hold rain for days get filled, feathered, and given a direction to drain.
• Ground sloping at the house. Soil should fall away from the foundation, not toward it. Restoring that positive grade around the perimeter is our most-requested single job.
• Lumpy, unusable lawns. Ruts from construction traffic, settled trenches, mounded fill left behind by a builder — smoothed, compacted, ready for seed or sod.
• Slopes that fight you. Banks too steep to mow get cut back to a workable pitch; erosion channels get filled and redirected before they become gullies.

Why builder-graded lots settle

Production builders grade fast, and the dirt they push around a new foundation is loose fill. Give it two or three Tennessee winters and it compresses — right where it matters most, in the ring around the house and over every utility trench. The lot that passed final inspection now tilts subtly toward the slab. This is the story on street after street in the county's newer sections, and it's not a scandal; it's just what fill does. The repair is straightforward dirt work: bring in the right material, rebuild the grade, compact it properly this time.

Grading on clay is its own trade

Rutherford County clay won't soak up a mistake the way sandy soil does. Water sits on top of it and follows the surface, so the surface has to be shaped honestly — consistent fall, no bird baths, swales where the lot design needs them. When the water problem is bigger than the slope problem, grading pairs with drainage correction: same visit, one plan. And if you're leveling ground because something's getting built on it, look at building pads — a pad is grading with a compaction spec.
