The spring rain test

Middle Tennessee gets its heaviest rain when the clay is already saturated, and that combination finds every shortcut in a lot's original grading. Backyards turn to ponds. Side yards between houses become creeks. The soggy stripe along the back fence never quite dries before the next front rolls in. If that's your yard, nothing is broken exactly — the water was simply never given anywhere to go, and on clay it will wait on the surface until someone provides directions.

The tools, in plain terms

• Swales. A shallow, mowable channel graded through the yard that collects runoff and walks it to the street, a ditch, or a low corner that can take it. On most lots this is the workhorse fix.
• Regrading. When the ground slopes the wrong way, we reshape it. Often paired with a swale — see land grading for the full picture.
• French-drain earthwork. Where surface shaping isn't enough, we trench, gravel, and pipe a subsurface route for the water — dug to real fall, not just buried and hoped for.
• Downspout routing. A roof concentrates thousands of gallons a year into four or five spouts. Builders leave them dumping at the foundation; we pipe them out to daylight where the water can't do harm.

"Foundation problem" is often two days of dirt work

Here's the pattern we see constantly in the county's newer neighborhoods: a settled lot tips water toward the house, the crawl space gets damp, and the homeowner starts collecting alarming quotes. Before anyone sells you piers, get the grade and the gutters' discharge fixed — a regrade plus a swale plus routed downspouts handles a large share of these cases for a fraction of the money. If it truly is structural, we'll tell you that plainly and step aside.

Tight-lot drainage is its own puzzle — the dense subdivisions in Smyrna and the settled starter streets of La Vergne are where most of this work lives. On Christiana acreage the same physics apply, just with longer runs and bigger ditches.
